What does pre-development include?

It is the work that helps determine whether and how a property can move toward development. Depending on the site, that can include feasibility, concept planning, surveys, environmental and engineering studies, entitlement strategy, municipal coordination and builder positioning.

Do all properties need rezoning?

No. Some properties may support the intended use under their existing zoning, while others may require a change. The appropriate path starts with the site and the proposed development.

What is a Land Disturbance Permit?

A Land Disturbance Permit, often called an LDP, relates to authorization for site-disturbing work. MNVG helps coordinate toward permit readiness. The local jurisdiction determines the applicable approvals and requirements.

Can we speak before we have a full plan?

Yes. An address or parcel identification, your relationship to the property and a general sense of your goals are useful starting points. We can discuss what information is needed next.

Does MNVG handle the engineering itself?

We coordinate with engineers and other appropriate specialists as part of the pre-development process. The project’s specialist team performs the technical studies and design work within its professional scope.
